Project Description:
Unit 624 is an existing warehouse facility located in Northwest Business Park, Blanchardstown. The building was acquired by the client with the intent to renovate and incorporate high-quality office amenities for prospective tenants, while retaining a substantial warehouse floor area. The final net usable area of the warehouse space measures approximately 8,500m², with an additional 500m² dedicated to office accommodation.
Ethos Input:
Ethos Engineering was responsible for the mechanical and electrical design and installation oversight across both two-storey internal office blocks and the main warehouse area. The newly constructed office block was fitted with a variable refrigerant flow (VRF) system and heat recovery units, offering design flexibility to accommodate future tenant requirements. The existing office block was refurbished with a 4-way cassette mechanical system upgrade. Both office areas were enhanced with new water services, drainage systems, power infrastructure, LED lighting, and fire protection systems. Additionally, emergency lighting and fire alarm systems were upgraded and fully integrated across the warehouse and office spaces.
Unique Key Features:
• Expansion of net usable office space for client leasing potential.
• Fully integrated mechanical and electrical systems throughout.
• Flexible mechanical design to accommodate future client modifications.
