Project Description

Two towers of high-quality office space totaling 12 and 13 stories, delivered to LEED Gold standards and set to achieve an A3 BER upon completion totaling 19,500m2. Following the purchase of this development, Google formed a strong design team that had been involved in a number of their previous benchmark developments and the latest master plan. The fit-out will deliver 2 link bridges between the towers, numerous Food & Beverage options including restaurants, mini-kitchens and coffee bars, meeting rooms, conference facilities, and an experience centre and performance spaces.

Ethos Input

Following on from the successful completion of the ‘Google Dublin Masterplan’ 2018, the second such Google master plan Ethos Engineering was involved in, we were enlisted to provide the Purchaser Due Diligence for this 19,500m2 development in a prime ‘Googletown’ location, close to Grand Canal Quay.

Ethos Engineering is currently responsible for the M&E design for the CAT B fit-out, as well as the construction monitoring for the client on the shell and core development and the design of the placemaking at the ground level of the campus.

Unique / Key Features

This project will deliver 2 link bridges between the 2 commercial towers at varying levels. It is set to be delivered on a phased basis across both towers to ensure early occupation for Googlers. The development will be delivered in line with LEED (v4) Gold recommendations and in line with Google’s own specifications and specific requirements. This development is being delivered fully through BIM protocols to ensure a coordinated model which provides numerous benefits for the client throughout the design and delivery process as well as into the occupation of the 2 towers.
