Project Description

This development comprises two commercial towers, standing at 12 and 13 storeys and spanning a total area of 19,500m². Delivered to LEED Platinum standards with an A3 BER rating. Following the purchase of this development, Google formed a strong design team that had been involved in a number of their previous benchmark developments and the latest masterplan.

The fit-out includes two link bridges between the towers, a variety of food and beverage options such as restaurants, mini-kitchens, and coffee bars, as well as meeting rooms, conference facilities, an experience centre, and performance spaces.

Ethos Input

Building on the success of the ‘Google Dublin Masterplan’ in 2018, the second such project Ethos Engineering were involved in, we were enlisted to provide the Purchaser Due Diligence for this 19,500m² development in a prime ‘Googletown’ location, close to Grand Canal Quay.

Our scope included M&E design for the CAT B fit-out, construction monitoring for the shell and core development, and an enhanced services strategy for placemaking units and landscape areas. Key responsibilities encompassed:
• Pre-purchase technical due diligence.
• Monitoring the base build development.
• CAT B fit-out delivery, including 2 link bridges between the towers.

• Two link bridges connecting the two towers at varying levels, enhancing connectivity.
• Phased delivery across both towers to facilitate early occupation.
• Fully designed and delivered using BIM protocols to ensure a highly coordinated model, benefiting the client through design, delivery, and occupation phases.
• Alignment with LEED (v4) Platinum standards and Google’s unique specifications.
