Project Description

This project comprised of another fit-out for this repeat client, who we worked with previously on their facilities in Dundalk. It consisted of a highly technical office space expansion of circa 2,500m2 within the existing Xerox B2 Building in Ballycoolin.

Ethos Input

A full fit-out of the M&E systems was completed for the Phase 1 areas with a shell & core provision to the Phase 2 areas.

Unique / Key Features

There was an extremely tight programme to allow the client to Go-Live for their First Day Of Business (FDOB). This meant that the M&E systems were fully designed in construction detail to allow equipment to be ordered and installed upon appointment of the contractors.

A major challenge for the project was that the fit-out was undertaken adjacent to a live mission-critical facility which could not afford any disruption to live services during construction. This meant close coordination with all stakeholders was imperative with detailed risk assessments produced to ensure there was no disruption to the live services.

The project was also completed under the new Building Control Amendment Regulation (BCAR) which required Ethos to produce detailed site inspection reports and commissioning witnessing.
