Project Description

The project is a CAT B fitout of an 18,000 sqm, targeting LEED Platinum, WELL Platinum and ILFI Net Zero Carbon.

Each floor features an open plan workspace, meeting rooms, phone booths, breakout spaces, microkitchens and IDF & MDF rooms. The upper levels feature terrace gardens, with the entire 7th floor being an accessible terrace garden. Basement Level -2 features car parking, bike storage, shower and changing facilities with extensive storage facilities.

Ethos Input

Ethos were enlisted to deliver the full Mechanical, Electrical and Sustainability input for the full development. Ethos also monitored the base build to ensure that the Shell and Core was delivered to the required standards. Ethos were also directed to undertake a full design review of the basebuild systems to improve the overall Sustainability and Healthy Buildings initiatives. This resulted in various interventions being successfully implemented to achieve the desired outcomes.

Ethos Sustainability is the LEED AP, WELL and LFA for the project, providing in-house energy modelling and life cycle assessment services. Above all, the sustainability certification target, Ethos Sustainability assists the client to set up above and beyond project targets for them to comply with the corporate goals of Carbon Negative by 2030, Zero Waste by 2030 and Water Positive by 2030.

Unique / Key Features

Next generation Smart Buildings/Digital Connectivity and Sustainability initiatives to be deployed. This includes MEP Smart Connected Commissioning Strategy, LEED Platinum, WELL Platinum and ILFI Net Zero Carbon certification targeted.

This project ensured that a Healthy and Environmentally comfortable building was delivered that is Sustainable/Operationally efficient with full flexibility / adaptability of the MEP Systems including intuitive controls for the End User and FM personnel.
