The Freight Building at Castleforbes is redefining sustainable workplace design in the heart of Dublin’s docklands. Delivering 10,000m² of Grade A office space, this flagship development has achieved LEED v4 Core & Shell Gold and WELL v2 Core & Shell Gold certifications, setting a new benchmark for energy efficiency, wellness, and environmental performance.
Designed for future-focused workplaces, the Freight Building features a wellness-centric coworking fitout that meets WELL for Coworking criteria and is fully aligned with EU Taxonomy climate change mitigation principles. Its strategic location, integrated with cycling, walking and public transport infrastructure, further enhances its sustainable urban living.
Ethos Input
Ethos Engineering provided MEP and lift design services as well as sustainability consultancy services. Our team acted as LEED and WELL assessors, ensuring the building achieved LEED v4 Core & Shell Gold and WELL v2 Core & Shell Gold certification, as well as compliance with EU Taxonomy technical screening criteria for climate change mitigation.
Ethos also supported the WELL for Coworking fitout design, delivering indoor environmental quality, energy efficiency, and wellness-focused solutions. All systems were designed to meet NZEB standards, reduce operational energy, and improve occupant health and comfort.
Unique / Key Features
The development incorporates advanced mechanical systems, including 4-pipe heat pump chillers and 4-pipe fan coil units (FCUs), designed to optimise energy efficiency and provide superior thermal comfort throughout the building.
The Freight Building exemplifies sustainability and wellness leadership, having achieved LEED v4 Core & Shell Gold and WELL v2 Core & Shell Gold certifications. Its coworking fitout is designed to meet WELL for Coworking criteria is also fully aligned with EU Taxonomy climate change mitigation requirements.
