This project consisted of the demolition of a 1960s office block in Ballsbridge to deliver a 19,700m² landlord-standard Grade A Shell and Core office development. The completed building stands at a maximum of nine storeys, featuring a variety of terraces, winter gardens, and balconies integrated into the design. The development also includes two storeys of basement car parking, with all plant located on the roof.

Ethos was commissioned to complete the Mechanical and Electrical Design for this commercial office development in Dublin 4.

Unique / Key Features

This high-efficiency office building has been delivered in a highly sought-after location in Dublin 4. The development has pursued LEED (v4) Platinum, WELL accreditation, and Wired Scorecard certification, ensuring a connected and healthy environment for occupants. A minimum A3 BER was also targeted.
