Project Description
140 Pembroke Road is a seven-storey office development comprising 2,860 m² of commercial space in Ballsbridge, Dublin 4. The design includes raised access floors with floor boxes wired for power, recessed LED light fittings, Access control, Security, full plumbing services and air-conditioning throughout. High-speed lifts serve all levels, and a platform lift is available at Shelbourne Lane to allow access for building occupants.
High-efficiency external condensers were installed to serve the air-conditioning requirements of the office spaces. Common areas include lobbies, toilets and circulation spaces, were fully finished to a high standard, with all office spaces delivered to a modern CAT-A specification. Shower facilities were provided at the lower ground level, adjacent to dedicated bicycle parking, encouraging sustainable commuter options.
Situated just 3 kilometres south of Dublin city centre, 140 Pembroke Road benefits from a prime location in a prestigious business district. The surrounding area has a range of prominent organisations including EirGrid, IBM, and the US Embassy, which sits directly opposite the site at Franklin House.

Ethos provided full mechanical and electrical design services from planning through to completion. Ethos also carried out the provisional and Final Building Energy Ratings (BERs).
