ESB One, Two & Three Gateway was a significant high quality fit out of three office buildings within the Gateway campus in East Wall, Dublin 3. The project was fully designed through Revit. These buildings house 800 ESB staff, who moved successfully from their existing headquarters in Fitzwilliam Square.

Full MEP services including A/C, ventilation, water services, drainage, lighting and emergency lighting, infrastructure for security, IT and AV, general services, power and construction monitoring.

Unique / Key Features

This project was completed with extremely ambitious design and construction timelines to allow the client to vacate their existing headquarters. Close coordination was required with the client’s IT, security and facilities specialists in their existing headquarters to ensure their corporate requirements were met for the project. A new main server room and 11 satellite comms rooms were provided with fully redundant A&B fibre rings installed between the buildings.

A full commercial grade kitchen was provided within Gateway Three with canteen facilities for 300 staff. A common basement housed new generator rooms, staff shower/changing facilities and e-car charging points. Critical services were provided to Trading departments and ICT rooms. Gateway Two also housed the main central security centre and also the main wind generation control centre for the country.

A key challenge on this project was the scope to survey, decommission and relocate existing AV services from over 50 rooms from the headquarters offices for redeployment to Gateway Offices
