Project Description

The Distillers Building development was designed as a mixed-use development spanning over 20,000m². It featured a seven-storey commercial office building with retail space at ground level and two basement levels allocated for car and bike parking, as well as building services plant.

The site occupied a prominent position in the Smithfield area, directly adjacent to the Smithfield Luas stop and overlooking the Smithfield market. As part of the works, the Irish Distillers Building was demolished, with the existing façade along Bow Street retained and integrated into the new design.

Ethos Input

Ethos supported the client and design team through the successful grant of planning, full detailed design, and the appointment of the main contractor and subcontractors. During the planning stage, Ethos conducted a detailed review of rooms, routes, and risers, collaborating closely with the design team to ensure that the necessary M&E plant space and risers were incorporated into the planning drawings.

Ethos also completed Part L compliance calculations and provided guidance on the façade performance required to achieve compliance. In addition, meetings took place between Ethos, Transport Infrastructure Ireland (TII), and the design team to review and finalise interfaces with the Luas, which runs alongside the site.

Unique / Key Features

The building was designed to incorporate the latest energy-efficient technologies, including a fully air-conditioned environment using a four-pipe fan coil system. IIt was planned to be let on a long-term lease to the Office of Public Works (OPW), marking the longest single letting in the history of the state. Ethos collaborated with the tenant design team to optimise efficiencies and minimise waste in the transition from Shell & Core to tenant fit-out.
