Project Description

This development is Ireland’s largest single housing project, delivering 1,270 apartments arranged around four new Town Centres that integrate retail and commercial services for residents and visitors.

The scheme also includes 24,000m² of new commercial office space, creating a vibrant, sustainable urban community. The development also comprises 24,000m2 of new commercial office space.

Ethos have worked closely with the developer to streamline the delivery of various rating schemes to meet investor requirements. This has included liaising with Hines CSR GRESB assessor, who is providing a benchmark for investor ESG performance and reporting.

Ethos Input

Ethos acted as sustainability consultants, leading the implementation of BREEAM and WELL strategies across multiple phases of the development. This included delivering three BREEAM Design Stage certifications for TC1, TC2 and TC4, with final certifications targeting BREEAM Excellent.

Ethos also provided significant technical input into the WELL Community certification process prior to the client’s strategic decision to refocus priorities. In addition, Ethos advised on investor ESG reporting, aligning the development with GRESB benchmarks and broader corporate social responsibility frameworks.
