Castleforbes is a visionary urban regeneration initiative located in the heart of Dublin’s docklands, at the intersection of Sheriff Street Upper and East Road.

This mixed-use development includes a 10,000m² Grade A office space targeting both LEED and WELL Gold certifications, a 250-bed Premier Inn pursuing BREEAM Very Good Certification, 702 high-quality apartments designed for modern urban lifestyles, and 2,000m² of retail and resident amenities.

Ethos Engineering has been engaged to deliver mechanical, electrical, public health, and lift engineering services across the development. As leaders in sustainable design, Ethos is also providing Environmentally Sustainable Design solutions to ensure systems align with NZEB compliance.

In addition, Ethos is acting as the assessor for BREEAM, LEED, and WELL certifications, reinforcing the project’s commitment to achieving ambitious sustainability and wellness goals.

• Advanced systems include 4-pipe heat pump chillers and 4-pipe FCUs, designed for superior energy efficiency and thermal comfort.
• The residential apartments are designed with district heating systems powered by air source heat pumps, with additional connections to the Dublin District Heating System. Energy-efficient LED lighting and intelligent controls further enhance the sustainability of these homes.
• The Premier Inn is equipped with state-of-the-art VRF air conditioning and heat recovery systems on fresh air units, providing enhanced energy performance and optimised climate control for every guestroom.
