Project Description

The Blackpitts Student Accommodation development is to be built on the Blackpitts site in Dublin 8 which was once home to a craftworks and malting house in the south of the city, for BAM property. The facility houses 296 bed spaces, with 48 cluster flats across 12,000m2 of internal space. This new development consists of a 7 storey building of student accommodation clusters comprising of individual bedrooms with ensuites linked via a corridor to a common living/kitchen area and Student Support areas on the ground floor including a laundry, library etc.

Ethos Input

The project was developed by BAM Building who commissioned Ethos Engineering to prepare a traditional set of tender documentation for the mechanical, electrical, lifts and BMS design and construction monitoring for the full development.

Unique / Key Features

Mechanically, there is a main district heating plant located in the basement, the pipework will be distributed throughout the floor to heating interface units (HIU), each cluster will have its own dedicated HIU located in the kitchen area, the pipework from the HIU’s is then dispersed to each of the rooms.

The building was designed with a BER A3 rating and a BREEAM ‘Very Good’ rating and was designed in BIM.
