One Sandyford

One Sandyford is a 170,000 square metre mixed use development located in Sandyford in South County Dublin. The development consists of two sites on either side of Burton Hall Road.

One Sandyford West comprises;

• 477 high specification residential units
• 1,000 square metres of retail space
• 16,000 square metres of office space
• 28,000 square metres of basement car parking

One Sandyford East comprises;

• 16,000 square metre hotel
• 50,000 square metres of office and commercial space
• 253 apartments
• Parking for 900 cars

The scheme will utilise a district heating system with an energy centre located on the East site feeding both sites. The energy centre will include Biomass boiler and CHP plant to meet the heating and electrical needs of the development. The commercial and residential blocks also include solar water heating to further reduce the amount of fossil fuels required.

Water conservation measures, rainwater harvesting and grey water recycling will be employed to reduce water consumption and the amount of discharge from the site.
